Roof rejuvenation, repair, or replacement?
These are different scopes, not interchangeable ways to buy a new roof. Decide what the roof needs before comparing the prices.
When treatment belongs in the discussion
Treatment may be worth evaluating when existing asphalt shingles remain serviceable and a roof assessment supports maintenance rather than replacement. It does not provide new shingles, new decking, or a new roof system.
Ask what improvement is expected on this roof and what evidence supports that expectation. Avoid a guaranteed added-life assumption in your budget.
When repairs come first
A defect such as a damaged shingle or problem around a penetration needs its own scope. A repair can resolve a local issue without treating the whole roof. Once repairs are complete, decide separately whether rejuvenation offers value.
VRR lists limited minor repairs. Larger or structural work belongs with an appropriately qualified roofing contractor.
When to get a replacement opinion
Widespread deterioration, extensive damage, or underlying roof-system problems call for a replacement evaluation. Treatment cannot make missing material reappear or correct damaged decking.
If opinions differ, ask each contractor to explain the findings with photos and a written scope. VRR does not sell full roof replacements.
Compare the decision, not just the invoice
- Which existing problems will each option actually address?
- Which parts of the current roof remain after the work?
- What is the total scope, including repairs and preparation?
- What warranty applies, who provides it, and what is excluded?
- What future maintenance or replacement costs remain?
